Yes, our rental application fee is non-refundable $30 per applicant. All parties that wish to occupy the house and are 18 or older must fill out a rental application and pay the non-refundable application fee.


We base our rental applications off of the applicants credit score primarily, then income and past rental references. Yes, a security deposit is required for every rental unit. The amount of the security deposit varies based on each house and you will find that information specified in every rental unit listing under the Tenants tab – Available Listings.


Yes, we ask that all rental leases are 12 month leases. Most of the time our lease agreements have an option for a renewal aft the 12 month mark. If a tenant does not renew and is approved for a month to month tenancy, there is a $75 per month increase. A shorter lease agreement may be granted in certain situations with the approval of the Owner and Property Manager.


All tenancy, whether month to month or lease term must give 30 day notice in writing to terminate a lease..


There is a clause on our rental lease contract that explains the terms. In summary a minimum amount of 2 months penalty is charged and the tenant must maintain all utilities in their name until the rental property is re-rented. The roommate that wants to move out will not be released from the lease until the lease contract they are bound to has expired. If the remaining rommate(s) wants to move another roommate into the rental property, the new roommate must go through the complete application process and be approved, as well as sign a new rental lease contract.

All monthly rents are due on the 1st of every month and late on the 5th of every month. They can be paid by mailing the payment to 9863 W. Pattie Dr. Boise, Idaho 83704. Also, you can arrange to set up an ACH electronic banking form your bank account to pay your monthly rent. There is a secure drop box on the front porch at the above address.


Monthly rent payments can be made by personal check, Cashiers’ check or ACH electronic banking.


The tenant check in sheet you receive before the lease sign date. The numbers for all utility companies are on this sheet. You simply need to call them, provide them with an address and get the confirmation # and start date confirmed with the utility company.


Usually our properties have a no pet policy per the owners request. However, if there is a pet allowance on a property there will be a non refundable pet deposit, amount to be determined by the type of pet.

We consider any problem that has to do with water, heat or plumbing to be considered an emergency. If you do have an emergency you need to text and call the property manager at 208-890-3400 right away so we can get the correct maintenance vendor in to fix the problem as soon as possible, before damage is done.


Yes, if the maintenenace problem is caused from tenant abuse. An example is clogged plumbing from obstructions from tenant use. Or furnace malfunction from lack of clean filters. If the cause of breakdown can be determined to be tenant related then you will be billed for the damage.


Please give us 24 hours to respond to any maintenance requests, if they are submitted properly online via the Tenants tab - Maintenance Request. If no response after 24 hours, or the maintenance issue elevates to an emergency, you need to text the property manager at 208-890-3400.


As per the lease agreement: All exterior maintenance including pest control, weed and feed or lawn, trimming shrubs (if no experience as before starting), weeding lawn and beds. Maintain health of all plantings on property, gutters and all debris on property. The furnace filters, smoke and CO alarms. General upkeep and day to day improvements, cleaning and minimal wear and tear.


It is highly advised and encouraged but not required that you purchase renters insurance. It is usually fairly inexpensive and very worthwhile.

We will schedule a walk through at the time of vacancy. You will have a one time walk through, if all cleaning and professionally carpet cleaning are not done at that time you will be charged our of your security deposit for the proper cleaning. Yes, we do three inspections annually. Two are exterior inspections and one is a full interior/exterior inspection that is scheduled ahead of time at the end of July/begining of Aug.


If your rent is late you need to deliver a cashiers check, for the amount of monthly rent, plus $45 late fee to the home office drop box within 24 hours.
For bounced or NSF checks you need to deliver a cashiers check, for the amount of monthly rent, plus $20 NSF fee, plus $45 late fee to the home office drop box within 24 hours.
