List of Services:

  • Market analysis for rental market rate ranges.
  • Tenant Screening: online application, credit screening, landlord verification, employment verification, and criminal reporting.
  • Pet Screening: online pet profile set up for all pets and service/companion/emotional support animals. Pet profile includes pictures, vet records, pet details, and any required documentation. 
  • Self showing convenience and our showing agent enable your property to get shown efficiently. 
  • Routine exterior and interior property condition inspection to ensure your investment is being taken care of. 
  • Payment of expenses: We will pay expenses related to the operation of the property such as utilities (if applicable), HOA dues, taxes, with funds available in the property account, at no extra charge.
  • Maintenance Services: All maintenance requests are submitted online by tenants and an email will be sent to notify the owner about the work orders. Our team of vendors are vetted and supply great value and performance to our management process.
  • Scan all invoices and post them on the owner portal.
  • Electronic ACH deposits for quicker receipts on monthly payments, averaging by the 10th of the month.
  • House inventory, move in and move out inspections along with photos to document every condition.
  • Full monthly profit and loss statements and copies of all invoices are prepared by our bookkeeping staff, and posted to each Owner Portal, monthly.
  • Annual report plus 1099 forms, annual reports throughout the year upon request.
  • Service of 3-day eviction postings.
  • Comprehensive lease and supporting documents are individually filled out for every property to ensure correctness and mitigate risk.
  • We take all of the complaints and inquiries from tenants, making your investments hassle free.  One of the major reasons to hire a property manager!
  • Condition of the property: we will advise on updates and improvements that will help keep the value of your property.

Price/fee breakdown:

10% management fee (taken from gross rent amount)

$75 once a year fee for inspection, per property

$200 one time start-up fee

* we don’t charge lease/renewal/turnover fees, we don’t up-charge for maintenance or turnovers

All HPM property managers have all received designations and are very active in NARPM (National Association of Residential Property Management). This organization promotes education, compliance and keeping our property management skills sharp within the Idaho management industry. Hana holds the current board position of Chapter President (2023) and Dorothy has been a past chapter board president and is current and active member.
